Update – Week of March 9, 2026

Current Site Activity

  • Residents may have noticed that activity on site has been limited over the past week. we continue to conduct daily site visits to monitor erosion and sediment control.
  • Sadly, our contractor (ASL), who was a large reputable company in Ottawa, unexpectedly ceased operations recently. As a result, we were forced to pivot and change contractors mid-job. We do have a new contractor in place however the work cannot proceed until the locates are completed again, the new contractor legally is required to complete the locates under their name, and cannot accept previous locates performed for another company. The timing for this can take up to two weeks and as soon as it is received, we will move quickly to complete the remaining work on site within 2-3 weeks (depending on the weather).
  • We are committed to removing the pile of gravel in the parking lot and the gravel pathways in the field as quickly as possible once the locates are finalized.

Revised Work Plan

  • In light of this delay, and as a gesture of goodwill, we have revised our work plan to significantly reduce the amount of work planned on site this spring.
  • We will not be doing any work on the other side of Knudson, or the western portion of the property as part of this work program.
  • The area shaded in blue on the attached plan shows where the work will be limited to, expanding on the specifics of the work:
    •  The black dashed line shows the approximate location of the temporary gravel path in place for the construction traffic. This gravel will be used on site for the work and ultimately these pathways will be removed.
    • The grey squares show where the ‘test fill pile pads’ (gravel piles) will be located, these are the piles that are monitored for settlement to test the stability of the soil. These piles will remain indefinitely.
    • The four red dots and orange numbered squares show the approximate location of the ‘exfiltration manhole system’ and ‘bioswale system’, these are NOT permanent structures, these are required to test and monitor the flow of ground water on the site. Regardless of development, this is important information for how the overall storm water works in the area. Concrete manholes will be visible and some sections of pipe will be installed in these areas.
    • Existing test hole locations that were previously completed on the site years 1-3 years ago, these test holes provided soil information.
  • All city policy and provincial guidelines will be followed during this work (including accommodating the city’s hired third-party engineer), there will be no safety risk.
  • The storm water management on the site will not be negatively impacted by any of this work and will not result in any flooding of the adjacent properties.
  • We will ensure that the city inspector is involved and has access to all necessary information.
  • We are committed to transparency and will continue working collaboratively to ensure consistent communication and timely updates, while ensuring the project fully complies with all required approvals and applicable regulations.
